Even if you enter this endeavour with no idea of what you will find, there is a good chance you will find something that catches your eye.
And so it was with the Wynyard property sales for this year. Clearly, there is still a lot of information to come about the local housing market, but this is a great time of year to take stock, and there are some things in the Wynyard property market that have grabbed our attention.
The story so far
According to HM Land Registry figures, there have been 51 property sales in Wynyard up to and including 11th August. The first registered sale of the year took place on January 6th. This was for a property on Earl Bridge Court, with a price of £495,000.
June was a busy month in 2023 in Wynyard
Looking at property sales on a month by month basis, the breakdown is as follows:
- January: 5 sales
- February: 8 sales
- March: 9 sales
- April: 4 sales
- May: 7 sales
- June: 12 sales
- July: 5 sales
- August: 1 sale
Always bear in mind that Land Registry figures can take up to 6 months to comes in, so the latter months might have witnessed more sales, they just aren’t recorded yet.
June was clearly the busiest month of the year for finalised sales in Wynyard, with February and March not too far behind.

Breaking down the figure into months allows us to consider the impact individual sales can have on average and overall figures. There were only 4 sales registered in April, the second lowest figure of all the considered months, but its overall sales amount of £3,671,995 was a good return.
A skewing of figures might confuse some people
However, digging deeper into the records, we find the property at 13 Wynyard Woods, Wynyard, Billingham, TS22 5GJ is listed twice on Land Registry, selling for £1,315,000 on both occasions. This is a significant property, Zoopla claims it has 7 bedrooms, 6 bathrooms and 5 reception areas. It also has an EPC rating of B, which is a very appealing return for such a large property.
There are many legitimate reasons why a property is sold twice, and listed as such, in official records, but it does skew the figures. As this transaction (these transactions) were so significant, it is easy to spot, and therefore, the unique nature of figures for this month can be highlighted.
However, it does highlight that merely taking numbers isn’t enough when it comes to analysis of the housing market. It takes a local expert with specialist knowledge of the market, and a keen eye for the numbers, to ensure you make an informed decision.
