Wynyard still a great place to be this year

As we make our way into 2024, it is a good time to remind ourselves of some of the changes which might occur in the next 12 months. Near the end of 2023, plans for close to 1,200 new homes on Wynyard Park estate received approval by councillors.


The development project lies just north of the A689, covering approximately 44 hectares. This ambitious project, led by the planning firm Lichfields, aims to construct up to 1,200 new homes. This development is not just about housing; it includes comprehensive plans for associated parking, landscaping, and infrastructure, as part of the ongoing expansion of the Wynyard Park estate.


Residents have come concerns

As is often the case, there are some concerns about a development of this nature. Residents believe there isn’t suitable infrastructure in place to support the number of new homes, and households, set to enter the area.


Keith Malcolm is the chair of Wynyard Parish Council (Hartlepool), and he said the group was “deeply concerned” about properties being built on land that was supposedly earmarked for other uses. There were hopes that this land would welcome recreation and community ventures.


There is clearly a need for new homes in Wynyard, but equally, there is no point in building a considerable number of homes if local amenities and facilities aren’t also provided. Even something as simple as a children’s play area can make a massive difference to families, improving the area for all concerned.


Keith Malcom said: “Whilst we understand Rome wasn’t built in a day, Wynyard Park has been a habitable community for several years now yet is still without a primary school, shops, post office, not even a post box, there is no GP or pharmacy.”


Despite facing some opposition from local residents, with 58 objection letters, the council's planning committee has overwhelmingly supported the project, aligning with the council planning officers' advice. These officers have highlighted the project as a model of "sustainable development," providing a diverse range of housing options and ensuring a consistent supply of new homes in Hartlepool.


A key aspect of this development is its commitment to community benefits. The plan includes a mandate for 18% of the housing to be affordable, addressing the pressing need for accessible housing options. Moreover, the developers are set to make significant financial contributions towards local amenities, including education, healthcare services, sports facilities, and improved highways and footpaths. This investment promises to enhance the overall quality of life in Wynyard.


Additionally, the project will introduce a sports hub featuring a state-of-the-art 3G pitch and a full-size grass pitch for adults, further enriching the community's recreational options.
