North East asking prices rising

According to Rightmove, the North East of England’s housing market is shaping up like this at the start of 2023:

  • Average asking price Jan 2023: £179,673
  • Monthly change: +1 %
  • Year-on-year change: +8.7%
  • Average time to sell: 49 days


Rightmove states the North East of England is the least expensive part of England to purchase a property. The asking price in this part of the country is around half of the national average.

Wynyard is changing every month

Of course, if you solely focus on the North East as a single entity, you miss out on so much that the local area has to offer. There is nothing average about Wynyard, and this is seen in the information provided by Rightmove for the local area:

Properties in Wynyard had an overall average price of £377,711 over the last year.

The majority of sales in Wynyard during the last year were detached properties, selling for an average price of £428,433. Flats sold for an average of £172,500, with semi-detached properties fetching £200,000.

Overall, sold prices in Wynyard over the last year were 13% down on the previous year and 14% down on the 2013 peak of £437,860.”

As you can see, while property prices across the North East have risen in the past year, in Wynyard, they have dropped.
