Wynyard Park is set to expand once again, with plans submitted for 245 new family homes as part of the next phase of development.
This latest proposal, put forward by Stonebridge Homes and supported by Hedley Planning, represents another step in the ongoing transformation of Wynyard Park into a modern, sustainable garden village.
245 New Homes Proposed
The planned development will include a mix of three, four and five-bedroomed homes, designed to appeal to a broad range of families. Of particular note, 122 homes will be built with enhanced accessibility, and 20 properties will be fully adapted for wheelchair users.
Each home is also set to feature roof-mounted photovoltaic (PV) panels to enable on-site renewable energy generation. Electric vehicle charging facilities will be standard, and secure cycle parking will be available across the site — signalling a clear commitment to sustainable living.
Environmental and Landscape Integration
The development will sit on a 15-hectare plot, with special attention paid to its integration with the surrounding landscape.
The existing woodland to the north of the site will be preserved, while additional tree and shrub planting is planned to create ecological benefits and reduce vulnerability to climate change.
The landscape-led approach aims to make the development feel like a natural extension of the existing Wynyard Park community, rather than a disconnected new build estate.
Improved Infrastructure and Access
Access to the new homes will be via Bloomfield Drive, just off the Hanzard Drive roundabout on the A689/Hartlepool Road. Under the broader Wynyard Masterplan, there are also longer-term proposals to improve road networks throughout the estate, helping ease traffic and improve local connectivity.
Timeline and Planning
The proposals are now with Stockton Council’s planning committee, and a decision is expected later this summer. If approved, building could start soon afterwards, with the first homes available from 2026 at the earliest.
