
There's a lot more good homes on offer in Darlington than you might think

Detached homes lead the way in this price bracket
In total, 21 houses sold in this price bracket last year. The breakdown of these sales by property type is as follows:

- Semi-Detached Homes: 5
- Detached Houses: 13
It is unsurprising that detached homes lead the way at this price level, but it is pleasing to see one flat and two terraced properties sneak into the analysis.
The flat is 2 Clares Court, selling for £625,000 on the 5th of August 2024.
The first terrace property sale at this price level came early in the year, 18 Teesway selling for £510,000 in January and then in October, 11 West End, in Hurworth, sold for £585,000.
The most expensive property sale, below £1m in Darlington last year, was for Carlbury Bank House, in Piercebridge. This sold for £795,000 in July.
There were two properties sold at just over the half a million mark, both going for £505,000.
The first was 22 South View, Brafferton, which sold on Valentine’s Day 2024 and then 87 Cleveland Terrace sold for the same price in August.
Middleton Lane featured twice in this price bracket
Only one street saw two property sales at this price, Middleton Lane.
In late July, Thorntree House sold for £580,000 and then in October, 7 Middleton Lane sold at £510,000.
These homes sat well above the Darlington average
According to Land Registry figures, the average price of property sold in Darlington last year was £198,441. Therefore, all of these properties sold more than double the average, and in the case of the upper level of this price bracket, around four times the average price of property.
Even if we focus on the average price of detached properties sold in Darlington last year, the properties discussed above are above that price level. The average price of Darlington properties in 2024 was £294,146.
What we take from this is that the Darlington property market is much more than what outsiders think it is. Yes, there are many affordable homes in the area, offering the chance for many potential buyers to step on the property ladder.
