Changes in the local market

The recent approval of plans for 51 new homes on the outskirts of Hartlepool is a prime example of the housing growth unfolding in this burgeoning area.

Green light for more homes in local area

The proposed development, spanning across 5.93 hectares of undeveloped agricultural land in Wynyard, south of the A689, has received the green light from Hartlepool Borough Council's planning department. Wynyard Homes, the developer behind the project, is set to deliver a mix of three and four-bedroom properties, comprising a variety of bungalows and chalet bungalows.

While the plans faced 25 objections from residents concerned about overdevelopment, loss of green space, increased traffic, and the strain on existing amenities, the council's planning committee ultimately approved the application.

With eight councillors in favour and two abstentions, the decision aligns with recommendations from planning officers, who deemed the proposal "sustainable development" and welcomed the addition of bungalows, providing a "further range and choice of housing at Wynyard."

There are conditions to the development

However, this approval comes with strings attached. The developer must enter into a legal agreement, securing more than £835,000 in planning contributions towards various community resources. These funds will support affordable housing, primary and secondary school provisions, highway improvements, and the enhancement of NHS, sports, and play facilities in the area.

Keith Malcolm is the chair of Wynyard Parish Council (Hartlepool), and he discussed a number of related matters at the meeting. Points considered included:

  • The time expected for the development to conclude
  • The level of traffic that will arise from the development
  • A lack of facilities in the area and will this change

Keith Malcolm said: “Our objections are based upon what we conceive is further overdevelopment, loss of open green space, loss of recreational area and natural habitats.”

It was announced people will access the new development via Stoney Wood Drive and it will connect with an adjacent scheme. This scheme has already received approval, and it is set to deliver 143 properties to the area, with Robertson Homes behind this work.
