If you want to be ready, you might need to move soon.

Okay, we’re now in October and the way of the modern world means a lot of people are thinking about Christmas. That’s fine, for some households, it takes a lot of careful planning to bring the festive period together, so if you need to set your mind on it now, do so.

We aren’t going to snuggle in to watch Hallmark movies or get excited about Mariah Carey topping up her bank balance just yet, but everyone is different!

As estate agents though, we know some households want to sell their home before the festive season begins, and every year, there are always studies telling you to the ideal date to go to market to sell in time for Christmas.

According to the HomeOwners Alliance, if you want to sell for Christmas 2024, place your home on the market by Wednesday 23rd October. This date is selected on two key findings:

  • The average time to sell property in 2024 stands at 67 days
  • The nine-year average time to sell property stands at 59 days

Therefore, their study suggests if your property is listed for sale before the last week of October, you are on track to sell before Santa pops down the chimney. Bear in mind if you move, you’ll need to update him as to your new address!

Top tips for speeding up a sale

The HomeOwners Alliance provides 5 tips to speed up your sale, and we’ll add some insight to that.

Find a great estate agent – Obviously, we agree with this tip and think it’s a priority for selling your home! We know the local market well, and we are pleased to say we have connected buyers and sellers many times over the years.

Get the best deal – Okay, this tip sounds obvious, but it is more of a reminder to ensure you are happy and confident about the deal you accept. This is where we can help, because we’ll value your home realistically, and we’ll discuss the merits of the current market place. When you understand what is happening in the property market, it becomes easier to make an informed decision.

Set up your solicitor – The legal process of selling a home is essential, and working with the right type of professional makes a massive difference. If you need guidance or tips on selecting a solicitor, we are more than happy to discuss your options.

Get your home ready for sale – Again, another obvious tip, but if you’ve never sold a home before, you might not know what you need to do to make the home ready for sale. We’ve helped a lot of homeowners in Wynyard sell their home, and we know what buyers are looking for, and what issues turn a buyer off. We can advise you on how to best present your home for the market, and inform you if you need to make any improvements before placing your home up for sale.

Choose the right buyer – If you only have one person making an offer, they are the right buyer! Life isn’t always that simple though, and there are times when the highest offer isn’t necessarily the best option for you. You need to consider the likelihood of the sale going through, so consider if the buyer is part of a chain, whether they are paying cash or how their mortgage application is before agreeing to a sale. Our expertise in this area will guide you, and we’ll make sure you choose the best buyer when selling your home.

Insight from the people behind the study

If you are looking for insight from the company behind the study, you can get insight here.

Paula Higgins is the chief executive of HomeOwners Alliance and she said: “With the wintry weather blowing in and shorter days already, it’s only a matter of time before thoughts turn to Christmas planning. If you have moving house on your 2024 to-do list, then there is still time. Invite three of the best local estate agents to value your property, check out their performance and reviews and carefully read the terms of their contract. When you’ve selected your favourite, instruct them to list your home on the main property portals before the 23rd of October to be in with a chance of selling before Christmas.”
