The Wynyard Property Market - September 2026

The prime Wynyard market found its feet again in September. Five houses were agreed at £400,000 and above, against four in August, and thirteen new prime homes came to the market. That is not yet back to June, when ten prime sales were agreed, but the direction has turned, and it turned in a month when the national figures were weakening. Here is what the figures say and what they mean if you are thinking of moving.
Overall Market Snapshot
99 homes for sale in Wynyard itself at the end of September, with a typical asking price of £428,995
17 came to the market in Wynyard during the month and nine sales were agreed
68 homes for sale at £400,000 and above across the TS22 5 district, with 13 new to the market and five sales agreed
Months of supply in the prime market improved from about 17 in August to 13.6
The typical prime asking price is £555,000. 64 of the 68 prime homes are detached houses and 59 are in Wynyard itself
Four of the five prime houses that sold were priced between £425,000 and £560,000. That is where the active buyers are
The National Picture
House prices: Nationwide reported that annual growth halved to 0.8% in September, with prices down 0.2% in the month. Zoopla has growth at the same 0.8%.
Asking prices: Rightmove recorded the first monthly rise since May, up 0.7% to £367,440.
Larger homes: Rightmove's top of the ladder sector, which covers four bedroom detached houses and above, rose 0.9% in September to £672,728 after falling 2.8% in August. It is now 0.5% higher than a year ago, so the upper market steadied nationally in September.
Choice and demand: Rightmove says the number of homes for sale is at a twelve-year high. Zoopla has 5% more homes for sale than a year ago and 9% fewer sales agreed.
Mortgages: Bank Rate was held at 3.75% on 17 September, but fixed rates have risen through the year regardless. Moneyfacts puts the average two-year fix at 5.93% and the average five-year fix at 5.95%, and more than 1,000 of the cheapest deals were withdrawn during September.
Dates to watch: the Budget is on 28 October and the next interest rate decision is on 5 November.
Affordability: Lloyds calculates that the average home now costs 7.3 times earnings, the best reading since 2015, because earnings have risen faster than prices.
What is holding buyers back is the monthly cost of a mortgage, not confidence in bricks and mortar.
Prices and Activity
Across the whole TS22 5 district, which also takes in Wolviston and the northern part of Billingham:
155 homes for sale, with 29 new to the market and 20 sales agreed during September
The typical home for sale is priced at £350,000, the typical new instruction at £375,000 and the typical sale agreed at £282,000
Wynyard itself took 17 of the 29 homes that came to the market
Below £400,000 there are 87 homes for sale and 15 sales were agreed, about six months of supply. Bungalows and semi-detached houses are the quickest sellers at 3.2 and 4.4 months, against 10.3 for detached houses
The North East Region
The Office for National Statistics has the North East as the strongest region in England, with prices up 4.9% in the year to July, while London fell 3.3%.
Nationwide has its northern region up 3.3% in the third quarter and Zoopla has the North East up 2.3%. The fair summary is that values here are rising by somewhere between 2% and 5% a year while much of southern England is flat or falling.
Homes here cost less relative to earnings, so a rise in mortgage rates takes a smaller bite out of what a buyer can afford. Really Moving puts the average cost of moving home in the North East at about £8,800 against £32,000 in London.
Our market is resilient, not immune. For Wynyard that description fits exactly. Demand for good family houses on the estate is still there, but buyers have more than a year's worth of homes to choose from above £400,000 and they are weighing each one carefully.
The Prime Market in September
By price band
£400,000 to £500,000: 25 homes for sale, five new to the market and two sales agreed. 12.5 months of supply.
£500,000 to £600,000: 17 homes for sale, five new and two sales agreed. 8.5 months of supply.
£600,000 to £750,000: ten homes for sale, one new and one sale agreed. Ten months of supply.
£750,000 to £1,000,000: eleven homes for sale, two new and no sale agreed.
£1,000,000 and above: five homes for sale and no sale agreed.
What sold
All five prime sales were detached houses, at asking prices of £425,000, £465,000, £510,000, £560,000 and £695,000. Four of the five were priced between £425,000 and £560,000.
What arrived
Ten of the thirteen prime homes that came to the market were priced between £400,000 and £575,000, so the competition for active buyers is heaviest in exactly the bracket where the sales are happening. Six of the thirteen arrived in the last ten days of the month, so their effect will not be seen until October.
Price reductions
Eighteen homes in the district are showing a price reduction, up from 14 in August. Eight are in Wynyard itself and only two of the 68 prime homes have reduced. The typical cut is 3.2%, or about £10,000, and no home has reduced by as much as 10%. Most prime sellers are holding their price. With more than a year of supply above £400,000, the ones who will sell this autumn are those whose price already looks right against the thirteen homes that have just arrived.
The right price still sells quickly
Wynyard is a market where buyers know the estate, know the house types and often know what the last one sold for. One four bedroom detached house came to the market in Wynyard on 10 September and was under offer eleven days later. At the other end, the homes showing a reduction have typically been for sale for 19 weeks.
If You Are Thinking of Selling
Price against what is arriving now. Between £400,000 and £575,000 the buyers are there, but ten new homes launched against you in September. Price against today's competition, not against what was achieved in the spring.
Above £750,000, patience and presentation. There are sixteen homes for sale above £750,000 and no sale was agreed in the month. The price has to look right on day one, because buyers at this level will already have seen everything else.
If you reduce, do it once and make it count. A reduction of 2% or 3% keeps you in front of the same buyers who have already decided against the home.
Mind the calendar. The top of the market is sensitive to tax news and the Budget is on 28 October. If you want to be under offer before Christmas, be on the market now. Rightmove puts the national average at 64 days to find a buyer and a further 150 days to complete, and larger homes generally take longer.
Do not wait for lower mortgage rates. The Bank of England is debating whether the next move is up, not down.
If You Are Thinking of Buying
You have real choice. There are 99 homes for sale in Wynyard and 68 across the district above £400,000, most of them four and five bedroom detached houses.
Between £400,000 and £575,000 the best priced homes are selling, so be ready to move when the right one appears. Above £750,000 you have time on your side.
Fixed rates have levelled off just below 6% on average, but the cheapest deals have gone. Take whole-of-market mortgage advice early and make sure any offer in principle reflects today's rates.
Reductions here are small and few, so the asking price is not always the final word. A home that has been for sale for several months is one where a sensible offer is likely to be heard.

Your Questions Answered
Is the Wynyard property market recovering?
The direction has turned. Five houses were agreed at £400,000 and above in September against four sales in August, and months of supply in the prime market improved from about 17 to 13.6. That is still more than a year of supply, so buyers at this level remain selective.
How many homes are for sale in Wynyard?
There were 99 homes for sale in Wynyard itself at the end of September, with a typical asking price of £428,995. Across the TS22 5 district there were 68 homes for sale at £400,000 and above, with a typical asking price of £555,000.
Are Wynyard sellers reducing their prices?
Very few. Only two of the 68 prime homes are showing a reduction, and across the district the typical cut is 3.2%. Most prime sellers are holding their price, which makes the launch price all the more important.
Talk to Us
Rightmove says that only 61% of the homes that come to the market nationally go on to find a buyer. In this district 68% of the homes we have brought to the market this year have gone on to a sale agreed.
We put that down to the conversation we have before a home is launched. We would sooner give you an honest figure and the evidence behind it than a flattering one that costs you time and money later. If you would like that evidence for your own home, or you are looking to buy in Wynyard and want to know what is coming to the market, visit us at Wynyard Park House, Wynyard Park, TS22 5TB, call 01740 807107 or email sales@AnthonyJonesProperties.co.uk.
About the figures: local figures are counted directly from Rightmove-sourced portal data for the TS22 5 postcode sector for September 2026. Building plots and land are excluded throughout. The prime market is defined as an asking price of £400,000 and above. Every local price quoted is an asking price, and none are Land Registry sold prices. National figures are taken from the September 2026 releases by Rightmove, Zoopla, Nationwide, the ONS, the Bank of England, Moneyfacts and Lloyds.
