We look after landlords across Darlington, Wynyard and Barnard Castle with one fully managed service: finding and referencing the right tenant, collecting the rent and handling the day-to-day, so you do not have to.
Our lettings fees at a glance
Straightforward terms, set out in full before you instruct us.
Tenant find: 60% of the first month's rent including VAT, subject to a minimum of £600 including VAT. Charged once, at the start of the tenancy.
Full management: 12% of the monthly rent including VAT.
Service: fully managed only, so every property we let is looked after by our team from the first viewing to the end of the tenancy.
For example, on a property let at £1,200 a month, the tenant find fee would be £720 including VAT and the monthly management fee £144 including VAT.
We will confirm any other costs, such as safety certificates, in writing before you instruct us.

Finding the right tenant
Advice on rent and presentation, professional marketing on our website, Rightmove and the major portals, accompanied viewings, and full referencing and Right to Rent checks before anyone moves in.
Setting up the tenancy
The tenancy agreement, deposit protection in a government-approved scheme, a check-in, and making sure gas safety, electrical safety and EPC requirements are in place before the tenancy starts.
Managing it day to day
Rent collection and regular statements, routine inspections, repairs coordinated through trusted contractors, and a single point of contact for you and your tenant throughout.
