The Wynyard Property Market - October 2026

The Wynyard Property Market - October 2026

October was the month the top of the Wynyard market came back to life. Five homes were agreed at £400,000 and above, and three of them were at £875,000 or more, including two above £1 million. September ended with not one buyer among the homes for sale between £750,000 and £1 million. October found buyers at that level and beyond, in the weeks around a Budget that, in the end, left the family home alone. At the same time the choice facing prime buyers narrowed to its lowest since we began tracking this market monthly in June.

Overall Market Snapshot

  • 62 homes for sale at £400,000 and above across Wynyard and Wolviston, down from 70 at the end of September

  • Ten prime homes came to the market during October, against thirteen in September, and five sales were agreed

  • Three of the five sales were agreed at £875,000 or more, after a summer when nothing above £750,000 found a buyer

  • 59 of the 62 prime homes for sale are detached houses

  • Only four prime listings are showing a price reduction, every one of them between 2% and 5%

  • 12.4 months of prime supply at October's rate of sale

The National Picture

  • House prices: Nationwide reported annual growth of 0.5% in October, the slowest since January 2024, with prices flat on the month at an average of £273,566. Zoopla has UK values up 0.8% on the year.

  • Asking prices: Rightmove recorded national asking prices up 1.0% in October at £371,015, largely on a London rebound, while new listings in the North East came to the market 2.0% lower than in September.

  • Choice and demand: Zoopla counts 7% more homes for sale than a year ago and 7% fewer sales agreed. Rightmove says stock is at its highest for the time of year since 2014.

  • The prime market outside London: Knight Frank's research on homes above £750,000 found prices 4.2% lower than a year ago but sales holding close to last year's level. That is a market that has repriced and is trading again, which is exactly what Wynyard's October looked like from the ground.

  • Mortgages: inflation rose to 3.5% in September and most economists now expect the Bank of England to raise Bank Rate from 3.75% on 5 November. The average two year fix is just under 6% and the typical deal lasts about 15 days before it is repriced.

  • Jobs: unemployment fell to 4.7%, so buyers are in work and still moving. What has changed is how much they can borrow.

At the top end of the market, the cost and size of the mortgage matter more than anywhere else, which is why the asking price is deciding everything.

What the Budget Means for You

  • The £2 million surcharge stands. The high value council tax surcharge applies only to homes worth £2 million or more, from April 2028, and touches only a small handful of homes in the village. Talk of a £1.5 million threshold, which would have reached further into Wynyard, came to nothing.

  • Help for first time buyers. The Your First Home scheme combines a minimum 2.5% deposit with a government equity loan of up to 20% on new build homes.

  • Landlords pay more. Income tax on property income rises by two percentage points from April 2027. For Wynyard landlords, that is worth a conversation well before it arrives.

  • The outlook. The official forecaster expects national prices to rise by around 2% in 2026 and 2.5% in 2027.

For Wynyard the Budget mattered more than anywhere else in our area, because the top of this market was the only part genuinely exposed to the autumn's tax speculation. Buyers appear to have anticipated the outcome. The sales above £875,000 were agreed in the days around the announcement, and with the uncertainty gone there is no tax reason left for a prime buyer or seller here to wait.

Prices and Activity

  • The number of prime homes for sale fell by around a tenth in a month, from 70 to 62, as sales and withdrawals outpaced the ten new arrivals.

  • The flow of sales slowed by one, from six to five, so months of supply nudged up from 11.7 to 12.4. But the mix of what sold moved decisively upmarket.

  • The sales came from the two ends of the prime market: sensibly priced four and five bedroom detached houses between £410,000 and £425,000, and three of the most substantial homes in the district.

  • Fewer homes and better sales. That is what the start of a healthier prime market looks like.

The North East Region

  • The official figures still have the North East as the strongest region in England, with prices up 3.2% in the year to August while London fell 2.2%.

  • The pace has eased from 4.7% a month earlier, so values here are still rising, but the gap with the rest of the country is narrowing.

  • The reason the region holds up is cost. Nationally the average home costs 6.7 times average earnings, and homes here cost well below that, so a rise in mortgage rates takes a smaller bite out of what a buyer can afford.

Wynyard sits where North East value meets genuinely prime housing, and in October that combination found buyers at £875,000, £1.375 million and £1.5 million.

The Prime Market in October

By price band

  • £400,000 to £500,000: 23 homes for sale, four new to the market and two sales agreed.

  • £500,000 to £600,000: 16 homes for sale, four new and no sales agreed.

  • £600,000 to £750,000: 11 homes for sale, two new and no sales agreed.

  • £750,000 to £1 million: eight homes for sale and one sale agreed.

  • £1 million and above: four homes for sale and two sales agreed.

Where competition is sharpest

The middle of the prime market, between £500,000 and £750,000, has 27 homes for sale and had a quiet month. Eight of October's ten new arrivals launched below £625,000, so that is where competition between sellers is now sharpest. Of the 62 prime homes for sale, 55 are in Wynyard itself, six in Wolviston and one on the Billingham edge of the district.

Price reductions

Only four prime listings are showing a reduction, and because one home is offered through two agents that is three homes in practice. Every cut is between 2% and 5%, the range least likely to change who sees a home. Wynyard sellers rarely reduce, and that discipline is partly justified, because prime values here have held. But with more than a year of choice on the market, a home that launches high cannot rely on a small trim later to win back the attention it lost in its first fortnight.

Why time on the market costs money

Zoopla found that 41% of sensibly priced homes found a buyer within 90 days, against 26% of homes priced 20% or more above their estimated value, and only 19% of homes that cut their price went on to sell within 90 days. Wynyard is a market of distinctive homes and discerning buyers, which makes the first fortnight matter more here, not less. A prime buyer can see every listing's history, and a home that has sat through the summer invites a conversation about price before it invites a viewing.

If You Are Thinking of Selling

  1. The top end is open again. The Budget uncertainty that held back the upper market all autumn is gone, and October proved there are buyers above £875,000. If you have been waiting to launch a substantial Wynyard home, this is the clearest signal the market has given in months.

  2. Between £400,000 and £625,000, presentation and price decide everything. You are competing with most of the village's stock and most of its new arrivals.

  3. Between £500,000 and £750,000, price against what is actually selling. No sale was agreed in this range in October, so compare your home with the sales either side of it, not with neighbouring asking prices that are themselves untested.

  4. If you reduce, make it one decisive move. A typical 3% trim rarely reaches a new buyer. Take the price to or below a search threshold.

  5. Mind the calendar. Sales at this level take time to reach completion, so a seller who wants to move in spring 2027 needs to be on the market now.

If You Are Thinking of Buying

  • You have 62 prime homes to choose from, the fewest since June but still more than a year's supply. View decisively, but negotiate from evidence.

  • Rates matter most at this end of the market. A mortgage offer secured now protects you if the Bank raises rates on 5 November.

  • The £2 million surcharge is settled and starts in April 2028. For almost every home in Wynyard it is irrelevant, and for the few where it is not, it is now a known number to plan around.

  • Chains at the prime level carry the most risk. Make sure your own position is watertight before you offer, because sellers here weigh the buyer as well as the bid.

Your Questions Answered

Is the Wynyard property market recovering?

At the top end, yes. Three sales were agreed at £875,000 or more in October, including two above £1 million, after a summer when nothing above £750,000 found a buyer. The number of prime homes for sale also fell from 70 to 62, the fewest since June.

Does the new £2 million council tax surcharge affect Wynyard?

Only a small handful of homes. The surcharge applies to homes worth £2 million or more from April 2028. The lower £1.5 million threshold that was widely rumoured was not adopted, so the vast majority of Wynyard homes are unaffected.

How long does it take to sell a prime home in Wynyard?

At October's rate of sale there are 12.4 months of prime supply, so buyers have time and choice. The homes that sold in October were the ones the market recognised as correctly priced from launch, so the asking price on day one does more to shorten the wait than anything else.

Talk to Us

In the prime market the sale you agree is only as good as the buyer behind it. Larger mortgages and longer chains mean more can go wrong between an offer and completion, which is why we qualify every buyer's position before we advise a seller to accept. This year 68% of the homes we have brought to the market in the district have gone on to a sale agreed, and two thirds have exchanged.

We would sooner give you an honest figure and the evidence behind it than a flattering one that costs you time and money later. About the figures: local figures are counted directly from Rightmove-sourced portal data for the TS22 5 postcode sector for October 2026. Building plots and land are excluded throughout. The prime market is defined as an asking price of £400,000 and above. Every local price quoted is an asking price, and none are Land Registry sold prices. Where a home is offered through two agents, its sale is counted once. Year to date figures cover 1 January to 30 September 2026. National figures are taken from the October 2026 releases by Rightmove, Zoopla, Nationwide, the ONS, the Bank of England, Knight Frank and Moneyfacts, and HM Treasury Budget reporting.
